Upfront: deposit and advance rent

Most landlords ask for a security deposit of one to two months’ rent, plus one month paid in advance before you get the keys. So budget two to three months’ rent as cash you need on day one.

The deposit is refundable at the end of the lease, minus any damage beyond normal wear and tear and any unpaid bills. Get the deposit terms — and the conditions for deductions — written into the contract, not just agreed verbally.

Monthly costs beyond the rent

Electricity is the line item that catches new tenants off guard. Many private landlords bill above the government utility rate — it’s common practice, but the rate should be disclosed upfront and ideally capped in the contract.

Water is usually billed at a flat rate per unit or per person by the building, separate from electricity. Internet is sometimes included in the rent for furnished units, sometimes a separate monthly cost you arrange yourself.

One-off costs around move-in

If the unit is unfurnished or partially furnished, factor in appliances and furniture. Moving costs for a studio or one-bedroom are usually modest, but worth getting a quote for if you have a lot to move.

A few minutes of questions upfront avoids most disputes later.

• What condition will the deposit be checked against at move-out?
• Is the minimum lease term negotiable, and what’s the penalty for breaking it early?
• Who handles maintenance requests, and how fast?
